The luxury villa in Muntrilj is conceived as a contemporary holiday home set within the tranquil Istrian landscape. The project emphasizes harmony between architecture, topography, and the natural surroundings, creating a comfortable and refined living environment designed for relaxation and year-round use.

Architectural concept

The architectural concept is based on a clear volumetric composition and a well-defined functional layout. The house is designed as a compact two-storey structure, offering a contemporary interpretation of the traditional residential typology. The pitched roof references local building traditions while being expressed through a modern architectural language.

Spatial organization

Interior spaces are arranged across two levels, connected by an internal staircase. The ground floor is conceived as the primary living and social zone, featuring an open-plan layout that integrates the living room, kitchen, and dining area, seamlessly extending onto a covered terrace and the outdoor spaces. Additional leisure and wellness areas are incorporated on this level, enhancing both functionality and the overall quality of living. The upper floor is organized as a private and quieter zone, with multiple bedrooms and bathrooms, as well as access to an open terrace that offers views of the surrounding landscape and follows the natural slope of the terrain.

Orientation and relationship to the site

The building is carefully positioned in response to the site’s natural slope, maximizing orientation and visual connections toward the west. The main living areas open toward the garden and swimming pool, establishing a strong relationship between interior spaces and the outdoor environment.

Outdoor spaces and landscape design

Outdoor areas play a key role in the overall architectural concept. The site is landscaped as a Mediterranean garden with native plant species, while covered and open terraces, together with the swimming pool, form a natural extension of the interior living spaces. This design supports flexible use throughout different seasons and enhances the connection to the surrounding landscape.

Ancillary structures

A detached garage with a simple, contemporary form and a flat roof is positioned on the northern part of the site. It is discreetly integrated into the overall composition and functionally connected to the main building without compromising the architectural clarity of the project.
