Located on the island of Pašman, this project comprises two contemporary luxury villas designed as a harmonious architectural ensemble, carefully embedded into the natural hillside landscape. The architecture balances privacy, openness, and panoramic views, offering refined Mediterranean living in a calm and secluded setting.

Concept and context

The project is conceived as a pair of independent yet visually connected villas, positioned to follow the natural slope of the terrain. Their placement ensures unobstructed views toward the surrounding landscape while maintaining a high level of privacy between the two units. The architectural language is restrained and contemporary, allowing the buildings to integrate seamlessly into their natural context.

Spatial organization

Both villas are organized across layered horizontal volumes that clearly define living and private zones. The main living areas are oriented toward the landscape and open fully through large glazed façades, creating a strong visual and spatial connection with the exterior. Bedrooms and more intimate spaces are located on upper levels, benefiting from elevated views and controlled exposure. Outdoor terraces and swimming pools are conceived as extensions of the interior spaces, enabling fluid indoor–outdoor living and reinforcing the villas’ relationship with the surrounding environment.

Materials and architectural expression

The architectural expression is defined by a combination of exposed concrete surfaces, expansive glass façades, and warm wooden accents. Horizontal slabs emphasize the clarity of the volumes, while vertical wooden elements provide solar shading and enhance privacy. The material palette reinforces a sense of permanence, elegance, and understated luxury.

Relationship with the landscape

Landscape design plays a key role in integrating the villas into the terrain. Native Mediterranean vegetation is preserved and complemented to soften the architectural forms and strengthen the connection to the natural setting. Swimming pools are positioned as focal points of the outdoor areas, visually extending toward the horizon and reinforcing the sense of openness and relaxation.
