The villa in Gračani is designed as a contemporary family residence set within the green, residential surroundings of northern Zagreb. Its architecture is based on clearly defined volumes, a restrained material palette, and a strong connection between interior spaces and the natural environment, creating an elegant and functional home tailored to modern living.

Architectural concept and form

The villa’s volumetry is composed through a layered arrangement of compact cubic forms, resulting in a dynamic yet balanced silhouette. Varying heights and horizontal articulation emphasize the contemporary character of the building, while recessed areas and cantilevered elements define entrance zones, terraces, and covered outdoor spaces. The facades are designed with a minimalist approach, focusing on clean surfaces and material contrasts. A combination of light and dark facade finishes, complemented by subtle wooden accents, creates a sophisticated and warm visual identity. Large glazed openings are carefully integrated into the architectural composition, enabling strong visual connections between the interior, the garden, and the surrounding greenery.

Relationship to the site and landscape

The house is adapted to the site’s gentle slope, which is used to organize the building’s levels and to form outdoor living areas on multiple terraces. Balconies and terraces naturally extend the interior spaces, while the surrounding landscape is conceived as an open green framework that enhances privacy and the tranquil character of the location. The site design follows the architectural logic of the villa – paths, access routes, and green areas are discreetly integrated into the overall composition without compromising the dominant role of the architecture. The villa is perceived as a contemporary pavilion within the landscape, clearly defined yet strongly connected to nature.
