Villa Kraljevica

Villa Kraljevica is a contemporary family residence positioned on a steep hillside overlooking the Kvarner Bay. The project responds to the demanding topography through a dynamically articulated architectural composition that maximizes panoramic sea views while ensuring a high quality of living.

Architectural concept

The core concept is based on adapting to the terrain and opening the architecture toward the views. Instead of a conventional vertical layout, the house unfolds across three functionally integrated levels that naturally follow the slope. This organization creates a fluid relationship between interior spaces and the surrounding landscape, placing emphasis on orientation, vistas, and spatial experience.

Spatial organization

The villa is structured across three levels connected by an internal staircase, linking the entrance level with the lower floors. The main entrance is positioned on the uppermost level, from which the staircase leads to the sleeping quarters and further down to the open-plan living area oriented toward the sea.

Living area and open terraces

The living room and kitchen are designed as a spacious open-plan environment, extending toward the exterior through large glazed walls. This approach establishes a strong connection between the interior and the covered terraces, as well as outdoor living areas that include an infinity pool and relaxation zones overlooking the Kvarner Bay.

Wellness and additional amenities

The house incorporates a private wellness area, enhancing both comfort and functionality. This feature transforms the villa from a conventional residence into a refined experiential living environment designed for relaxation and year-round enjoyment.

Integration with the landscape

Through carefully articulated volumes and strategically oriented glazed surfaces, the architecture integrates seamlessly into its natural surroundings. Abundant natural light and uninterrupted views toward the bay become an integral part of the everyday living experience.
