Context and project vision
Located in Savudrija, on the northwestern coast of Istria, the project extends across approximately 85,000 m² of prime coastal terrain, offering panoramic views of the Adriatic Sea and the open horizon. The architectural concept is founded on a strong synergy between built form and landscape. The volumes are carefully articulated along the natural slopes of the terrain and oriented to maximize daylight, views, and prevailing winds. This approach creates a spatial experience that dissolves the conventional boundary between interior and exterior, allowing architecture and nature to coexist in a fluid and unobtrusive dialogue.
Architecture and exterior expression
The complex is defined by subtle, refined geometry and clearly articulated horizontal lines that echo the stratified character of the coastal landscape. The architectural language is contemporary yet contextually sensitive, relying on proportion, material authenticity, and compositional balance. The façade treatment combines natural stone, high-quality timber, and expansive glass surfaces. Large sliding glass walls frame uninterrupted sea views while enhancing natural light penetration and reinforcing visual continuity with the Mediterranean surroundings. Material textures and tonalities reference traditional Istrian construction, reinterpreted through a contemporary architectural vocabulary that emphasizes clarity and restraint.
Spatial organization and program
The development comprises 55 villas and 197 apartments, complemented by a comprehensive range of hospitality and leisure amenities, including restaurants, wellness and spa facilities, sports areas, and curated recreational zones. These programmatic elements are conceived as an organic extension of the residential units, ensuring a cohesive spatial narrative throughout the resort. A defining architectural feature of the project is the 105-meter rooftop infinity pool – one of the longest rooftop infinity pools in Europe. This elevated element functions both as a visual landmark and as a spatial focal point, creating a powerful horizon line that visually merges water and sky while reinforcing the resort’s identity. Landscape architecture plays a crucial role in shaping the overall experience. Mediterranean vegetation, terraced green platforms, and carefully designed pedestrian pathways create layered outdoor environments that enhance microclimatic comfort and establish a harmonious relationship between built and natural elements.
Sustainability and technological standards
The project has been developed in accordance with high standards of sustainable and energy-efficient construction. Environmental performance is achieved through advanced thermal insulation systems and high-performance glazing, integration of renewable energy sources, strategic building orientation to optimize solar exposure and natural ventilation, rational resource management and intelligent energy control systems. This holistic strategy not only minimizes environmental impact but also enhances user comfort – from thermal stability to optimized daylight quality and indoor air conditions.
