Seaside Villas – Vrbnik

The project envisions the construction of a detached multi-family residential building comprising four independent housing units, organized across three above-ground levels: basement, ground floor, and upper floor. Located in the context of Vrbnik, the building is conceived as a compact urban villa that responds to the scale of the settlement and the configuration of the terrain.

Concept and spatial organization

Each residential unit is designed with a focus on functionality, privacy, and optimal orientation. Clear vertical circulation and well-defined floor levels ensure rational planning, while an external staircase leads from the upper floor to a rooftop terrace conceived as an additional open-air living space with panoramic views and an intimate atmosphere.

Architectural expression and material

The architectural expression is based on clear geometric volumes clad in locally sourced stone arranged in a regular grid. This approach establishes a refined and disciplined façade rhythm while emphasizing structural clarity. Stone becomes the defining identity element of the project, connecting it to local building tradition and the Mediterranean context. The design language is contemporary yet rooted in tradition. Carefully positioned openings and functional terraces provide generous daylight and establish strong visual connections with the surrounding landscape.

Contextual integration and living quality
