Architectural concept
The architectural concept is based on a cascading arrangement of volumes, carefully adapted to the site’s pronounced slope. The building is designed as a series of horizontally articulated masses that follow the natural terrain, establishing a harmonious relationship between the built form and the surrounding landscape. Clean lines, flat roofs, and a minimalist approach further reinforce the villa’s contemporary character.
Volumetry and spatial organization
The villa is organized across multiple levels, with a clear functional zoning of spaces. Lower levels accommodate private functions, while the upper levels open toward living and social areas with direct access to terraces and the swimming pool. This spatial strategy ensures a high degree of privacy while maintaining continuous visual connections to the surrounding environment.
Materials and facade
The material palette is rooted in natural and locally recognizable materials. Stone retaining walls and cladding reference the traditional architecture of the Island of Krk, while exposed concrete surfaces and large glazed openings introduce a contemporary contrast. The balance between solid and transparent elements results in a refined and timeless architectural expression.
