On the beautiful island of Krk, in the village of Linardići, a modern residential villa has been designed that blends contemporary architectural expression with the tradition of island construction. The building is conceived to harmonize with its surroundings, respect the Mediterranean character of the place, and simultaneously provide a functional, luxurious, and comfortable living space.

Architecture and design

The villa features an irregular L-shaped layout, inspired by traditional island houses but reinterpreted in a modern architectural language. The building’s maximum dimensions are 15 x 15 meters, and the entire volume has been carefully shaped to maintain the proportions and rhythm of traditional structures in the area. The villa consists of a ground floor and an upper floor, connected by an internal staircase and a gallery, complemented by outdoor terraces and a rooftop terrace that emphasize openness and a connection with nature.

Functionality and interiors

The ground floor contains essential living functions, including a storage area, a WC, a covered terrace, and a summer kitchen with a lounge area, while the outdoor space features a swimming pool measuring 3.70 x 8.60 m and covered terraces. The upper floor serves as a private zone with a gallery, three bedrooms, and two bathrooms. From the gallery, residents can access the rooftop terrace, offering panoramic views and additional outdoor living space.

Materials and construction

The villa uses high-quality materials, combining concrete and reinforcement for the structural elements with wood and stone details that highlight the Mediterranean character. Exterior walls and stone retaining walls blend seamlessly into the local context, while the covered terraces and spacious open areas connect interior spaces with the surroundings. Roofs and terraces are designed for maximum functionality and aesthetic appeal, ensuring durability under the island’s climatic conditions.

Landscaping and surroundings

The plot is carefully landscaped with a hedge up to 1.30 m high and planting of native Mediterranean vegetation. Terraced stone retaining walls visually connect the project with the traditional architecture of the area. The outdoor space is designed to create an intimate and peaceful living environment while emphasizing the natural features of the terrain and surroundings.
