The mixed-use residential–commercial complex in Podsused is conceived as a contemporary response to the local spatial identity, reinterpreting the industrial heritage of western Zagreb. Two buildings - one residential and one mixed-use - each comprising 13 apartments of varying sizes, are organized into compact volumes that emphasize functionality, favorable orientation, and ample natural daylight. The facades combine brick, panels, and a conventional ETICS facade system, creating contrast and tactile depth that articulate the project’s urban character. The location offers strong connectivity to the transport and infrastructure network while maintaining the calm atmosphere of a residential setting near the Sava River and surrounding natural areas.

Located on the western edge of Zagreb, within the urbanistically specific context of the Podsused district, the newly planned mixed-use residential–commercial complex reinterprets the local identity and industrial heritage of this part of the city, with particular emphasis on its historic brickworks.
Project concept
The concept behind the mixed-use complex in Podsused is rooted in the ambition to create a contemporary environment for living and working while remaining deeply connected to the site’s history. The architectural approach reinterprets the area’s industrial heritage—specifically the brickworks that shaped the development of this part of Zagreb – through contemporary materials and volumetric composition.
Functionality and organization
Each building comprises 13 apartments of varying sizes and layouts, organized within a rational and compact spatial structure. Special emphasis is placed on maximizing spatial efficiency, ensuring favorable orientation, and providing optimal natural daylight, thereby creating comfortable and flexible living environments.
Architectural expression
The facades are defined by a contrast of materials – brick, panels, and a conventional ETICS facade system. This material interplay lends the buildings tactile quality, visual depth, and a distinct identity, reinforcing their urban presence within the context of Podsused.
Connection to the surroundings
The complex’s micro-location offers excellent connectivity to the city’s road network, public transportation and infrastructure, while simultaneously maintaining the calm character of a residential setting. Proximity to the Sava River and surrounding natural areas further enhances the quality of living.
