These volumes are carefully positioned within the terrain to achieve optimal orientation, natural daylight, panoramic views, and spatial privacy, while respecting the topography and landscape context of Istria.
Exterior – contextual integration and architectural clarity
The villas are shaped through a refined architectural geometry that echoes the rhythm of the surrounding landscape and Mediterranean horizontality. Clearly articulated horizontal lines define the volumes, while façade treatments combine natural stone, timber, and glass – materials that visually soften the architecture and embed it within the environment.
Expansive glazed surfaces and panoramic openings allow uninterrupted views toward the sea and landscaped surroundings. The architectural design directs visual axes toward the open horizon, reinforcing a sense of spatial freedom. Rooflines and terraces emphasize horizontal continuity, providing additional outdoor platforms that maximize the use of natural conditions and views.
The modulation of volumes and carefully calibrated façade articulation ensure that the villas complement rather than dominate the landscape – architecture becomes a discreet extension of its setting.
Interior – openness, continuity, and functional clarity
The interiors continue the same architectural discipline: spatial fluidity, functional clarity, and natural materiality. The open–plan living area integrates lounge, dining, and kitchen spaces into a continuous volume that visually and physically extends toward terraces and private gardens.
A neutral material palette – warm–toned wood, natural stone, and light wall finishes – establishes an atmosphere of understated elegance and comfort. Large glazed walls ensure abundant natural daylight and maintain a constant visual dialogue with the surrounding environment.
Private zones, including bedrooms and sanitary areas, are organized according to a clear functional hierarchy, ensuring tranquility and separation from the more active living areas. Rationally positioned built–in elements and subtle lighting further emphasize architectural clarity and contribute to long–term residential comfort.
