Concept and context
The concept of the villa is based on a contemporary interpretation of Mediterranean architectural heritage. The building is composed of two stone volumes with pronounced pitched roofs, referencing traditional coastal houses. Between them, a contemporary horizontal terrace element is inserted, introducing dynamism and clearly defining the relationship between solid and transparent forms. The position on the terrain allows unobstructed sea views, while the architecture is carefully oriented to maximize natural light and panoramic vistas.
Spatial organization
The spatial organization is structured around a clear division between day and night zones. The ground floor is designed as an open-plan living area with large glazed surfaces that extend toward a covered terrace and the outdoor pool area. This approach dissolves the boundary between interior and exterior, creating a continuous living environment. The upper floor is reserved for private spaces — bedrooms with individual views and access to terraces — ensuring privacy and exclusivity.
Materials and architectural expression
Natural stone is the dominant material, defining the volumes and giving the building strength and authenticity. The stone is combined with contemporary elements — large glass surfaces, minimalist metal details, and flat horizontal terraces — achieving a balanced contrast between tradition and modernity. Evening lighting further emphasizes the texture of the stone and the architectural articulation of the structure, creating a warm and sophisticated atmosphere.
Outdoor spaces and relationship with the landscape
The outdoor space is organized around a spacious terrace and an infinity-edge pool that visually extends toward the sea horizon. Stone retaining walls are integrated into the landscape design, while native Mediterranean vegetation softens the architectural lines. The project achieves harmony between contemporary luxury architecture and the coastal ambiance of Kvarner, emphasizing privacy, elegance, and a strong connection to nature.
