The Žnjan project represents a contemporary residential development located in one of Split’s most dynamic coastal districts – adjacent to the city’s largest beach. Conceived as a modern housing complex, the project merges the Mediterranean lifestyle with a refined architectural approach, creating a balanced and high-quality living environment by the sea.

Architectural concept

The project consists of three mid-rise residential volumes carefully proportioned to respond to the urban context of Žnjan and seamlessly integrate into Split’s coastal landscape. Each building is clearly articulated through the interplay of horizontality, transparency, and greenery, forming a coherent architectural identity.

Massing and spatial organization

The buildings rise four levels above ground, with recessed penthouse floors that open onto spacious terraces offering panoramic views of the Adriatic Sea. The setback upper volumes provide enhanced privacy and create generous outdoor extensions of the living spaces.

Facade design, transparency and rhythm

The architecture of Žnjan is defined by a refined rhythm of horizontal lines and transparent openings. Large glazed surfaces and balanced balcony slabs ensure abundant natural light while establishing a strong visual connection between interior and exterior spaces.

Landscape and green integration

Balconies and terraces are enriched with Mediterranean vegetation, softening the façades and creating a green buffer between private and public realms. Carefully designed landscaped areas further integrate the architecture into its surroundings, enhancing both environmental quality and everyday living comfort.

Light, orientation and microclimate

Given the project’s prime coastal location and specific solar conditions, the buildings are strategically oriented to maximize natural daylight and cross-ventilation while minimizing excessive solar gain. This approach ensures a comfortable indoor microclimate throughout most of the year.
