The luxury villa in Zabok is conceived as a contemporary family residence that reinterprets traditional continental architecture through a refined and elegant architectural expression. Situated on a sloping plot, the building thoughtfully responds to the site’s topography, creating a dynamic spatial composition and enhancing the quality of living in close connection with its surroundings.

Concept and relationship to the site

The project is designed as a freestanding residence with a clear volumetric composition and balanced proportions. The main façade is oriented toward the access road, while the private zones and outdoor living areas open toward the quieter part of the plot. The architecture follows the natural slope of the terrain, enabling a logical functional organization and optimal use of views. The volume of the house forms a cohesive architectural entity that aligns in proportion and roof form with the surrounding residential context, while maintaining a distinct contemporary identity. The pitched roof represents a reinterpretation of traditional building typology characteristic of the Zagorje region, while clean lines and carefully articulated details emphasize the modern character of the structure.

Spatial organization

The villa is organized across two levels with a clearly defined separation between day and night zones. The ground floor is conceived as an open and fluid living area that integrates the living room, kitchen, and dining space into a single cohesive unit. Large glazed surfaces provide abundant natural light and direct access to both covered and open terraces, establishing a strong connection between interior and exterior spaces. The ground floor also includes additional amenities such as a home office and a guest bedroom, ensuring flexibility in use. The upper floor is reserved for the private zone – bedrooms, bathrooms, and a relaxation area – with access to a terrace that further enhances the sense of privacy and comfort.

Structure and material

The structural system is based on a contemporary combination of masonry and reinforced concrete elements, ensuring stability while allowing greater freedom in spatial design. The façades are finished with a thermal insulation system in light, neutral tones, while selected areas are accentuated with wooden cladding that introduces warmth and natural texture. This combination of materials creates a balance between contemporary expression and the natural surroundings. Large glazed openings further emphasize transparency and the modern character of the house, while aluminum-wood or PVC window systems ensure energy efficiency and durability.

Outdoor spaces and atmosphere

The outdoor areas are designed as extensions of the interior living spaces. Covered and open terraces enable year-round outdoor use, while the carefully arranged plot follows the natural configuration of the terrain. Landscape design further integrates the house into its environment, creating harmony between architecture and nature. The overall composition achieves a balance between privacy, functionality, and contemporary aesthetic expression.
