Luxury Villa – Zlatar

The luxury villa in Zlatar is conceived as a contemporary family residence that reinterprets the traditional architecture of the Zagorje region through a modern architectural expression. The project thoughtfully responds to the sloping terrain, creating a dynamic spatial composition that combines functionality, elegance, and a strong connection with its surroundings.

Concept and integration with the terrain

The building is designed as a freestanding volume that follows the natural slope of the site. Its cascading composition enables a logical organization of the levels while ensuring seamless integration into the landscape without disrupting the surrounding environment. A distinctive feature of the design is the cantilevered upper volume, which creates a strong architectural identity. This contemporary gesture introduces dynamism into the composition while simultaneously forming covered outdoor areas on the ground floor. The pitched roof reinterprets the traditional architecture of the continental region, while the clean geometry and contemporary detailing give the villa a distinctly modern character.

Spatial organization

The villa is organized across three clearly defined functional levels. The basement level is conceived as a zone dedicated to additional amenities and comfort – spaces for relaxation, recreation, and technical facilities – adding an extra layer of luxury and functionality to the home. The ground floor is designed as an open-plan living space, with a spacious kitchen, dining area, and living room. Large glazed surfaces provide direct access to both covered and open terraces, dissolving the boundary between interior and exterior. The upper floor is reserved for private areas – bedrooms and more intimate living spaces – with access to terraces and balconies, ensuring privacy while maintaining a strong visual connection to the landscape. Vertical circulation is centrally integrated within the volume, ensuring a logical and fluid spatial flow.

Structure and materiality

The architecture is based on a contemporary reinforced concrete structural system, enabling clean spans, cantilevered elements, and clearly defined volumetric articulation. The facades combine modern materials in neutral tones, emphasizing durability, thermal efficiency, and longevity. Large glazed surfaces framed in aluminum allow abundant natural light and enhance the visual openness of the interior spaces. The roof is designed as a contemporary interpretation of a traditional pitched roof, achieving harmony between modern architectural language and regional context.

Outdoor spaces and landscape design

The outdoor areas are conceived as natural extensions of the interior. Terraces with varying degrees of coverage enable year-round outdoor living. The swimming pool is fully integrated into the terrain, ensuring that it does not dominate the site but rather becomes a natural part of the overall composition. Paved surfaces around the pool create sunbathing and circulation zones, while retaining walls subtly resolve height differences and shape the plot into a cohesive whole. Landscape design further softens the architecture and establishes a balanced relationship between the built structure and nature.
