Located on the western edge of Jesenice, between the dramatic cliffs of the Poljica Mountains and uninterrupted views of the sea, the project comprises four contemporary villas that merge local tradition with modern architecture. Elegant stone volumes, monochromatic cubic forms, and a terraced landscape create a serene, luxurious oasis offering complete privacy and exceptional views of the Adriatic Sea.

Situated in the western part of Jesenice, above the deep blue Adriatic and beneath the imposing slopes of the Poljica Mountains, the project comprises four luxury villas with swimming pools. Although based on the same conceptual premises, the villas are designed in two distinct architectural variations, forming a harmonious yet dynamic ensemble.
Architectural expression and volumetric morphology
The ground floor of each villa is articulated in stone, engaging in a direct dialogue with the surrounding landscape and local building tradition. Massive stone retaining walls, characteristic of steep Mediterranean terrain, are reinterpreted in a contemporary manner, firmly anchoring the buildings within the landscape. In contrast, the upper floors are conceived as monochromatic cubic volumes – simple and restrained – offset from the ground floor to create covered outdoor spaces and to further emphasize horizontality. The facades of the cubic volumes are defined by subtle linear articulations that extend across the roof planes in the form of green roofs, creating a refined rhythmic expression of the massing. These architectural “shifts” are designed so that, in distant views of the settlement, the villas read as a sequence of smaller, fragmented volumes, while from close range and from the sea they reveal their full sense of luxury and spatial generosity.
Spatial organization and comfort
The ground floor of each villa accommodates a spacious open-plan living area connected to covered and uncovered terraces, as well as infinity pools that visually dissolve toward the sea. The upper floor houses three comfortable bedrooms, each with its own naturally lit en-suite bathroom, along with a shared sauna as an additional element of relaxation and exclusivity. This villa ensemble represents a calm, contemporary, and carefully considered response to the site’s unique terrain and landscape – a synthesis of local identity, modern elegance, and exceptional comfort.
