Set within the steep landscapes of Jesenice, where the green slopes of the Poljica Mountains descend toward the sea, a luxury villa is conceived whose geometry and materiality clearly articulate a contemporary Mediterranean character. The project is defined by a strong architectural signature: a sculptural form, precise control of privacy, and carefully framed views of the Adriatic Sea.

Located in a more densely built area on the slopes of Jesenice, the luxury villa is distinguished by its pronounced geometry – most notably a dominant semi-frame that shelters the technical level and visually floats above the vehicular access. This element defines the identity of the house: it forms a vertical barrier toward the west, provides privacy for the occupants, and elegantly transitions into a horizontal roof plane with integrated sun-shading elements.

Facade duality and relationship to the landscape

The northern and western facades retain an almost monolithic purity, perforated only by service openings, thereby emphasizing the sculptural quality of the volume. In contrast, the southern and eastern facades open fully toward the sea through large glazed surfaces, allowing light and the surrounding landscape to shape the atmosphere of the interior spaces. Like all projects within the broader Jesenice development, the villa carries a shared architectural code: a stone wall that rises above the roof plane. Here, this element serves multiple roles – it creates a dynamic shift in the facade, adds depth and texture to the pool terrace, and, on the upper level, ensures spatial separation between two bedrooms, reinforcing their privacy.

Spatial organization and materiality

Outdoor spaces are conceived as an extension of the living area – the terraces step naturally into the terrain, while the infinity pool projects toward the landscape, framing uninterrupted views of the sea. A contemporary interpretation of traditional materials, such as stone and plaster, further anchors the building within its Mediterranean context. This villa unites functionality, clear architectural logic, and luxury expressed through precise spatial composition – creating a home that is equally compelling from afar and up close.
