The project combines the region’s material heritage with a modern architectural expression, creating an elegant and highly functional residential environment.

Architectural concept

The design concept is based on a contemporary reinterpretation of the traditional Istrian stone house. A solid stone volume forms the core of the building, complemented by lighter, glazed extensions that clearly express the dialogue between tradition and modern architecture.

Volumes and spatial organization

The main two-storey volume is conceived as a compact stone structure with carefully positioned openings, while the ground-floor glass annexes open directly towards the garden and swimming pool. This spatial composition allows a clear distinction between private and living areas, while ensuring a strong connection between interior spaces and the outdoor environment.

Materials and facade

The facade is clad in natural stone characteristic of Istrian architecture, allowing the building to integrate harmoniously into its surroundings. Large glazed surfaces at ground level provide abundant natural light and visual transparency, while the contrast between stone and glass emphasizes the villa’s contemporary character.

Interior-exterior relationship

Special attention was given to the relationship between interior spaces and the exterior. Generous terraces, the swimming pool and outdoor living areas form an integral part of the architectural concept, supporting year-round use and reinforcing the Mediterranean lifestyle.
